Frequently Asked Questions
House Rules
1. No Smoking/Vaping: 100% smoke-free property. Any violation results in a $200/day fine for the duration of the stay.
2. Pet Policy: Undisclosed or unauthorized pets incur a $250 fee. Approved pets and ESAs incur a fee listed on the booking. Service Animals stay free. Guests must clean up after their pet; a $25 fee per instance of uncollected waste applies.
3. Early Check-In/Late Check-Out: Requests require 24 hours' notice and are subject to availability. A fee will be charged accordingly. Unauthorized late check-outs will be charged a fee.
4. Cancellation Policy: By booking, guests agree to the cancellation policy detailed on the listing. If a guest cancels and those dates are successfully rebooked, a refund will be issued for the rebooked portion.
5. Consumables: We provide an initial supply of paper goods, soaps, sponges, and detergents. Additional supplies are the guest's responsibility.
6. Lost and Found: Items can be shipped back for a $20 service fee plus shipping, payable in advance. Items held for 14 days; after that, considered abandoned.
7. Property Condition: Survey the home upon arrival and report any pre-existing damage or cleanliness issues within 4 hours of check-in.
8. Mail & Packages: Contact guest services before shipping items to the property.
9. Pest Control: Properties are professionally treated. Pest-related medical issues require medical confirmation.
10. Lockouts: If our team is dispatched, a $75 service fee applies.
11. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture.
12. Third-Party Bookings: Strictly prohibited.
13. Quiet Hours: 10:00 PM to 8:00 AM.
14. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter.
15. Garbage: All garbage must be bagged and stowed in the bins on the property. A $50 fee per bin for unbagged garbage.
16. Property Maintenance: Light maintenance may occur during your stay. Regularly scheduled exterior services will proceed without prior notice.

Address will be provided in your welcome message 24 hours before check-in.
GPS navigation will take you right to the property.
Parking
Parking is available in the driveway. Please do not block neighboring driveways or the street.
Check-In Time
4:00 PM MST, unless otherwise agreed upon. Early check-ins are available on a case-by-case basis.
Gaining Access
Your code will be sent 24 hours prior to check-in via message.
- Unlocking Upon Arrival: Enter the code into the smart deadbolt and press the unlock symbol. You may need to wake it up first.
- Locking Upon Departure: Make sure the door is fully closed, then tap the padlock button. Check that the lock is fully engaged by trying to open the door.
Heating & Cooling
The property is equipped with heating and cooling that can be controlled via the thermostat.
Check-Out Time
10:00 AM MST, unless otherwise agreed upon. Late check-outs are available on a case-by-case basis.
Check-Out Instructions
- Please leave the linens on the beds.
- For used towels, put them in a pile on the bathroom floor.
- If you moved furniture, please move it back!
- If something didn't work during your stay, please let us know.
If you have extra time: start a load of used towels, clean any used dishes or start the dishwasher.
Area Recommendations
Bear Lake is known as the "Caribbean of the Rockies" for its brilliant turquoise water. Activities include boating, kayaking, paddleboarding, fishing, and swimming in summer, and snowmobiling and ice fishing in winter. Don't miss the famous Bear Lake raspberry shakes at LaBeau's Drive-In.
House Manual
Hot Tub
- Please rinse off before getting in.
- No toys or food in the hot tub. Drinks on the edge are fine.
- Do not raise the temperature above 102°F.
- Quiet hours begin at 10:00 PM. You are welcome to enjoy the hot tub past that hour respectfully.
- The hot tub is professionally balanced and maintained. Please DO NOT add any chemicals.
- Please report any damages to the host.
DO NOT put pets in the hot tub. There is a $500 fee to drain and refill the hot tub after a pet.
Garbage & Recycling
Garbage and recycling bins can be found outside. All garbage must be bagged. If receptacles are full upon arrival, please notify us.
Television
The TVs are equipped with Roku devices. After turning on the TV, Roku will ask you to input your check-out date. You'll then be free to use any of the available apps with your personal logins. On your check-out date, the TV will reset and sign you out of any streaming platforms.
