House Rules
1. Smoking/Vaping: No smoking or vaping on the premises. A $200/day fee will be assessed for each day of the reservation if guests are found smoking or vaping.
2. Pet Policy: Pets are allowed at $10 per pet, per day. ESAs fall under this requirement. Service Animals are permitted at all properties at no extra cost. Unauthorized pets incur a $250 fee. Guests must pick up after their animal; a $10 fee per exterior location applies if not cleaned up.
3. Early Check-In/Late Check-Out: Standard fee is $15/hour. 24 hours' advance notice required. Unauthorized late check-outs incur a $50/hour fee.
4. Cancellation: By booking, guests agree to the cancellation policy on the listing. If the original dates are rebooked after a cancellation, a refund will be issued to the original guest.
5. Occupancy Limits: The maximum number of guests is indicated on the listing. Additional fees may apply for guests above the number on the reservation.
6. Consumables: Paper goods, soaps, sponges, and detergents found at the property upon arrival are all that are included.
7. Lost and Found: Items left behind will be held for 14 days. Items can be shipped for a $20 fee plus shipping. After 14 days, items are considered abandoned.
8. Property Condition: Survey the property upon arrival and report any pre-existing damages within the first two hours after check-in.
9. Pests: Properties are professionally treated. If a pest-related medical issue is reported, guests must seek medical attention to confirm the cause.
10. Locked Out: For key-access doors, guest services can provide lockbox instructions. If our team is dispatched, a $60 fee applies.
11. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture.
12. Quiet Hours: 10:00 PM to sunrise.
13. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter.
14. Garbage: All garbage must be bagged and stowed in the bins on the property. A $30 fee per bin for unbagged garbage.
15. Doors and Windows: Please lock and close all windows and doors upon leaving.

- From US-89 (Main Highway in Kanab), turn onto W 300 S or S 100 E depending on your direction.
- Head west on W 300 S, which turns into W Center St.
- Turn left (south) onto S 100 W.
- Drive approximately 0.3 miles, then turn right (west) onto Rider Dr.
- Destination (736 W Rider Dr) will be on your left.
Parking
4-5 cars can fit comfortably in the driveway. Street parking is available for additional vehicles.
Check-In Time
4:00 PM MST, unless otherwise agreed upon. Early check-ins are available on a case-by-case basis.
Gaining Access
Your code will be sent 24 hours prior to check-in via message.
- Unlocking Upon Arrival: Type in the code provided and tap the padlock button.
- Locking Upon Departure: Make sure the door is fully closed, then tap the padlock button. Check that the lock is fully engaged by trying to open the door.
Heating & Cooling
The home is controlled on a mini split system. In order for the system to work properly, all units must be set to EITHER heat or cool. If one unit is set to cool and the rest to heat, the system will not work.

Check-Out Instructions
- Please leave the linens on the beds.
- For used towels, put them in a pile on the bathroom floor.
- If you moved furniture, please move it back!
- If something didn't work during your stay, please let us know.
If you have extra time: start a load of used towels, clean any used dishes or start the dishwasher.

House Manual
Pests & Wildlife
As part of the natural desert environment, you may occasionally notice small insects or other local wildlife. The home is professionally serviced for pest control. To help reduce the chance of ants indoors, store food in sealed containers and keep the kitchen clean and crumb-free. A quick spray of Windex or any ammonia-based glass cleaner is very effective for the harmless sugar ants that are part of Utah life. If anything arises during your stay, please don't hesitate to reach out.
Nature and Surroundings
Our home is located in the amazing desert, which means we have amazing dust! Our cleaning team does a thorough job of wiping dust between every guest, but unfortunately we cannot keep it at bay. You will run into the amazing desert dust during your stay. Thanks for your understanding!
Garbage & Recycling
Garbage and recycling bins can be found in front of the garage. All garbage must be bagged. Pick-Up Day: Tuesday. If receptacles are full upon arrival, please notify us.
Fire Pit
The fire pit is plumbed for gas, so you won't need to search for wood. Kane County often has seasonal fire restrictions, especially in summer. Verify current fire bans with Kane County Emergency Services, Utah Fire Info, or the local Kanab City Office at 435-644-2537.
