House Rules

1. Smoking/Vaping: No smoking or vaping on the premises. A $200/day fee will be assessed for each day of the reservation if guests are found smoking or vaping.

2. Pet Policy: Pets are allowed at $10 per pet, per day. ESAs fall under this requirement. Service Animals are permitted at all properties at no extra cost. Unauthorized pets incur a $250 fee. Guests must pick up after their animal; a $10 fee per exterior location applies if not cleaned up.

3. Early Check-In/Late Check-Out: Standard fee is $15/hour. 24 hours' advance notice required. Unauthorized late check-outs incur a $50/hour fee.

4. Cancellation: By booking, guests agree to the cancellation policy on the listing. If the original dates are rebooked after a cancellation, a refund will be issued to the original guest.

5. Occupancy Limits: The maximum number of guests is indicated on the listing. Additional fees may apply for guests above the number on the reservation.

6. Consumables: Paper goods, soaps, sponges, and detergents found at the property upon arrival are all that are included.

7. Lost and Found: Items left behind will be held for 14 days. Items can be shipped for a $20 fee plus shipping. After 14 days, items are considered abandoned.

8. Property Condition: Survey the property upon arrival and report any pre-existing damages within the first two hours after check-in.

9. Pests: Properties are professionally treated. If a pest-related medical issue is reported, guests must seek medical attention to confirm the cause.

10. Locked Out: For key-access doors, guest services can provide lockbox instructions. If our team is dispatched, a $60 fee applies.

11. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture.

12. Quiet Hours: 10:00 PM to sunrise.

13. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter.

14. Garbage: All garbage must be bagged and stowed in the bins on the property. A $30 fee per bin for unbagged garbage.

15. Doors and Windows: Please lock and close all windows and doors upon leaving.

3. Turn left onto S Edge Ln at the traffic light (intersection of W 200 N and S Edge Ln/100 East).
4. 690 S Edge Ln is the first property on your left, directly at the corner.

Parking

Driveway: Fits 2 cars comfortably. Garage: Reserved for family use. Street Parking: Strictly prohibited at all times to keep our community safe and avoid a $250 fine from the HOA. Please ensure all vehicles are parked fully in the driveway.

Check-In Time

4:00 PM MST, unless otherwise agreed upon. Early check-ins are available on a case-by-case basis.

Gaining Access

Your code will be sent 24 hours prior to check-in via message.

• Unlocking Upon Arrival: Tap the screen to wake the lock. Type in the code provided and tap the # button.
• Locking Upon Departure: Make sure the door is fully closed, then tap the # button. Check that the lock is fully engaged by trying to open the door.

Heating & Cooling

Heating and cooling can be controlled via the main thermostat located in the hallway.

Check-Out Instructions

• Please leave the linens on the beds.
• For used towels, put them in a pile on the bathroom floor.
• If you moved furniture, please move it back!
• If something didn't work during your stay, please let us know.

If you have extra time: start a load of used towels, clean any used dishes or start the dishwasher.

The Pickler (1.5 miles) — Utah's first dedicated indoor pickleball facility. Rent courts, join drop-in play, or take lessons. Book ahead!

The Orange Peel (2 miles) — Famous for giant cream puffs & pastries (open early!). Also a bike shop for rentals and tune-ups.

Hatchet Jaxe (3 miles) — Axe throwing lounge (ages 10+). Book lanes for groups. Closed-toe shoes required.

Berry Station (0.5 miles) — Adorable breakfast/lunch spot in a historic train caboose! Fresh waffles & local vibes. Go early.

Adam's Canyon Trail (4 miles) — Stunning 3.8-mile hike to a waterfall. Moderate difficulty. Wear hiking shoes and bring water.

Denver & Rio Grande Rail Trail (1 mile) — Paved bike path stretching 7+ miles through farms & wetlands. Flat, safe, and kid-friendly.
