House Rules

License Type: Short-Term Rental | License Number: 165330

1. Gatherings of more than 10 people: Please let us know in advance. Due to city regulations, we must apply for a permit if there will be more than 10 people. Failure to notify us and hosting more than 10 guests will result in a $1,000 fine, no exceptions.

2. Smoking/Vaping: No smoking or vaping on the premises. A $200/day fee will be assessed for each day of the reservation if guests are found smoking or vaping.

3. Pet Policy: Pets are allowed at $10 per pet, per day. ESAs fall under this requirement. Service Animals are permitted at all properties at no extra cost. Unauthorized pets incur a $250 fee.

4. Early Check-In/Late Check-Out: Standard fee is $15/hour. 24 hours' advance notice required. Unauthorized late check-outs incur a $50/hour fee.

5. Cancellation: By booking, guests agree to the cancellation policy on the listing. If the original dates are rebooked after a cancellation, a refund will be issued to the original guest.

6. Occupancy Limits: The maximum number of guests is indicated on the listing. Additional fees may apply for guests above the number on the reservation.

7. Consumables: Paper goods, soaps, sponges, and detergents found at the property upon arrival are all that are included.

8. Lost and Found: Items left behind will be held for 14 days. Items can be shipped for a $20 fee plus shipping. After 14 days, items are considered abandoned.

9. Property Condition: Survey the property upon arrival and report any pre-existing damages within the first two hours after check-in.

10. Pests: Properties are professionally treated. If a pest-related medical issue is reported, guests must seek medical attention to confirm the cause.

11. Locked Out: For key-access doors, guest services can provide lockbox instructions. If our team is dispatched, a $60 fee applies.

12. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture.

13. Quiet Hours: 10:00 PM to sunrise.

14. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter.

15. Garbage: All garbage must be bagged and stowed in the bear-proof receptacle on the property. A $30 fee per bin for unbagged garbage.

16. Doors and Windows: Please lock and close all windows and doors upon leaving.

17. Wildlife: Wildlife visitors frequent the area, including bears and moose. Please be cautious and store food/garbage in bear-proof containers. Do not approach wildlife. No food/drink to be left outside unattended.

18. Fires: No large bonfires. Only firewood is permitted to be burned in the fire pit during non-fire-ban seasons. All fires must be fully extinguished with water after use.

19. Boat Ramp: Use of the community boat ramp requires the magnetic parking pass be visible on the tongue of your trailer and must be returned to the cabin after use. Failure to do so will result in charges for replacement.

Parking

Driveway: Comfortably fits 2 vehicles. Garage: Fits 2 vehicles and is available for guest use. Note: the garage door must be opened from inside the home.

During snow season, street parking is not permitted. Please use the driveway and garage during winter stays. Please park only in front of the two-car garage designated for guest use. The other garage space is reserved for the year-round tenant.

Check-In Time

4:00 PM MST, unless otherwise agreed upon. Early check-ins are available on a case-by-case basis.

Gaining Access

Your code will be sent 24 hours prior to check-in via message.

• Unlocking Upon Arrival: Tap the screen to wake the lock. Type in the code provided and tap the padlock icon button.
• Locking Upon Departure: Make sure the door is fully closed, then tap the padlock icon button. Check that the lock is fully engaged by trying to open the door.

Heating & Cooling

You control it! Find the thermostat in the main dining room area.

• Summer: Never set below 70°F (it will freeze the AC system).
• Winter: Keep heat on when away (if it gets too cold, the pipes will freeze).

Fire blankets are located near the fireplaces and under the kitchen sink. A fire extinguisher is located under the kitchen sink. In case of emergency, call 911. Nearest hospital: Alta View Hospital (approximately 4.8 miles).

Check-Out Time

10:00 AM MST, unless otherwise agreed upon. Late checkout needs to be confirmed with Conmigo 24 hours in advance.

Check-Out Instructions

• Please leave linens on the beds. Don't worry about stripping the beds, but please leave ALL used beds UNMADE.
• Gather used towels in a pile on the bathroom floor.
• If you moved any furniture, please return it to its original spot.
• Start a load of used towels.
• Rinse used dishes or start the dishwasher, if applicable.
