Frequently Asked Questions

House Rules

1. No Smoking/Vaping: 100% smoke-free property. Any violation results in a $200/day fine for the duration of the stay.

2. Pet Policy: Undisclosed or unauthorized pets incur a $250 fee. Monthly pet fees are $75/month per pet. Approved pets and ESAs are $20/day per pet. Service Animals stay free. Guests must clean up after their pet; a $25 fee per instance of uncollected waste applies.

3. Early Check-In/Late Check-Out: Requests require 24 hours' notice and are subject to availability at a rate of $15/hour. Unauthorized late check-outs will be charged $50/hour.

4. Cancellation Policy: By booking, guests agree to the cancellation policy detailed on the listing. If a guest cancels and those dates are successfully rebooked, a refund will be issued for the rebooked portion.

5. Consumables: We provide an initial supply of paper goods, soaps, sponges, and detergents. Additional supplies are the guest's responsibility.

6. Lost and Found: Items can be shipped back for a $20 service fee plus shipping, payable in advance. Items held for 14 days; after that, considered abandoned.

7. Property Condition: Survey the home upon arrival and report any pre-existing damage or cleanliness issues within 4 hours of check-in.

8. Mail & Packages: Contact guest services before shipping items to the property.

9. Pest Control: Properties are professionally treated. Pest-related medical issues require medical confirmation.

10. Lockouts: For key-access doors, contact guest services for lockbox instructions. If our team is dispatched, a $75 service fee applies.

11. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture.

12. Third-Party Bookings: Strictly prohibited.

13. Quiet Hours: 10:00 PM to 8:00 AM.

14. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter.

15. Garbage: All garbage must be bagged and stowed in the bins on the property. A $50 fee per bin for unbagged garbage.

16. Property Maintenance: Light maintenance may occur during your stay. Regularly scheduled exterior services will proceed without prior notice.

Parking

The garage includes one parking space available for guest use. The garage door remote is located in the pantry and must be returned there before checkout. Lost or unreturned remotes will incur a $250 replacement fee. Street parking is available for additional vehicles. Please note that street parking is prohibited during winter months for snow plowing.

Check-In Time

4:00 PM MST, unless otherwise agreed upon. Early check-ins are available on a case-by-case basis.

Gaining Access

Your code will be sent 24 hours prior to check-in via message.

Unlocking Upon Arrival: Tap the screen to wake the lock. Type in the code provided and tap the padlock button.
Locking Upon Departure: Make sure the door is fully closed, then tap the padlock button. Check that the lock is fully engaged by trying to open the door.

Heating & Cooling

You control it! Find the thermostat in the main hallway near the stairs.

Summer: Never set below 70°F (it will freeze the AC system and cause it to stop working).
Winter: Keep heat on when away (if it gets too cold, the pipes will freeze).

Our team remotely monitors settings to protect the home.

Check-Out Instructions

Please leave the linens on the beds.
For used towels, put them in a pile on the bathroom floor.
If you moved furniture, please move it back!
If something didn't work during your stay, please let us know.

If you have extra time: start a load of used towels, clean any used dishes or start the dishwasher.

House Manual

Clay Pizza Oven

Fire up our outdoor clay pizza oven for a delicious and unique dining experience. Available for guest use at no extra charge. Guests are solely responsible for its safe operation and must thoroughly clean the oven and any tools after use. An additional cleaning fee will be charged if it is left uncleaned upon departure.

Game Night

Help yourself to our game collection! Just make sure all pieces end up back in their box. Also enjoy our pool and ping pong tables.

Hot Tub

Please rinse off before getting in.
No toys or food in the hot tub. Drinks on the edge are fine.
Do not raise the temperature above 102°F.
Quiet hours begin at 10:00 PM. You are welcome to enjoy the hot tub past that hour respectfully.
The hot tub is professionally balanced and maintained weekly. Please DO NOT add any chemicals.
Please report any damages to the host.

DO NOT put pets in the hot tub. There is a $500 fee to drain and refill the hot tub after a pet.

Garbage & Recycling

Garbage and recycling bins can be found in front of the garage. All garbage must be bagged. Pick-Up Day: Monday. If receptacles are full upon arrival, please notify us.

Television

The TVs are equipped with Roku devices, allowing you to enjoy free content, live TV, and music, or securely use your personal login on a variety of streaming apps. After turning on the TV, Roku will ask you to input your check-out date. On your inputted check-out date, the TV will reset and sign you out of any streaming platforms.

Note on the TV Remote: The remote is located in the pantry. Please be sure to return it there before you check out. Failure to do so will result in a mandatory $250 replacement fee.
