This property used to be an old polygamist compound — welcome to Utah! It's an older home, but has been renovated inside. Your unit is the first one: the main house with the green door. You will hear other people from time to time in the common areas.

Gaining Access

SIFELY DEADBOLT — Your code will be sent 24 hours prior to check-in via message.

  • Unlocking Upon Arrival: Tap the screen to wake the lock. Type in the code provided and tap the padlock button.
  • Locking Upon Departure: Make sure the door is fully closed, then tap the padlock button. Check that the lock is fully engaged by trying to open the door.

Heating & Cooling

There are mini splits in each room that cool and heat. During the summer it is crucial not to set the unit below 70°F or it will freeze and stop working. One remote is capable of controlling all of the units.

Shared Amenities

There are 7 units on this entire property. The backyard is an area for all to enjoy! Your unit is completely private to you, but here are the shared amenities:

  • Laundry Room: Right through the back door to your unit.
  • Backyard: Includes the BBQ, Hammocks, Hot Tub, Cowboy Pool, Dog Park, and anything outside. The dog park is located behind the fence with the mural.
  • Recreation Room: A door near the outdoor firepit leads to a common recreation room with a ping pong table.

Check-Out Time

10:00 AM MST, unless otherwise agreed upon. Late check-outs are available on a case-by-case basis.

Check-Out Instructions

  • Please leave the linens on the beds.
  • For used towels, put them in a pile on the bathroom floor.
  • If you moved furniture, please move it back!
  • If something didn't work during your stay, please let us know.

If you have extra time, these things help our cleaning team but are not required: start a load of used towels, clean any used dishes or start the dishwasher.

  • For food, we recommend the Brisket at the Iron Horse. You can even walk there or take our bikes! Make a reservation if you're in Kanab on a holiday weekend.
  • Farr's Ice Cream is at the other end of Main Street, shared with the local drug store.
  • Walk Main Street! There are adorable local shops and great places to visit, all within a few minutes' walk. Most restaurants are also on Main.

House Rules

1. Smoking/Vaping: No smoking or vaping on the premises. A $200/day fee will be assessed for each day of the reservation if guests are found smoking or vaping.

2. Pet Policy: Pet-friendly properties are marked "Pet Friendly" on the listing. Pets are allowed at $10 per pet, per day. ESAs fall under this requirement. Service Animals are permitted at all properties at no extra cost. Guests must pick up after their animal; a $10 fee per exterior location applies if not cleaned up. Unauthorized pets incur a $250 fee.

3. Communication: Our guest services team is ready to help 24/7 via the booking platform. When reaching out, please have the name on the reservation, the property name or address, and the city ready.

4. Early Check-In/Late Check-Out: Subject to cleaning team availability. Standard fee is $15/hour. 24 hours' advance notice required. Unauthorized late check-outs incur a $50/hour fee.

5. Cancellation: By booking, guests agree to the cancellation policy on the listing. If the original dates are rebooked after a cancellation, a refund will be issued to the original guest.

6. Occupancy Limits: The maximum number of guests is indicated on the listing. Additional fees may apply for guests above the number on the reservation.

7. Consumables: Paper goods, soaps, sponges, and detergents found at the property upon arrival are all that are included. Additional items are the guest's responsibility.

8. Lost and Found: Items left behind will be held for 14 days. Items can be shipped for a $20 fee plus shipping. After 14 days, items are considered abandoned.

9. Property Condition: Survey the property upon arrival and report any pre-existing damages within the first two hours after check-in.

10. Pests: Properties are professionally treated. If a pest-related medical issue is reported, guests must seek medical attention to confirm the cause.

11. Locked Out: For key-access doors, guest services can provide lockbox instructions. For other lockouts, guests must call a locksmith at their own cost. If our team is dispatched, a $60 fee applies.

12. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture.

13. Quiet Hours: 10:00 PM to sunrise.

14. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter.

15. Garbage: All garbage must be bagged and stowed in the bins on the property. A $30 fee per bin for unbagged garbage.

Pests & Wildlife

As part of the natural desert environment, you may occasionally notice small insects or other local wildlife. The home is professionally serviced for pest control. To help reduce the chance of ants indoors, store food in sealed containers and keep the kitchen clean and crumb-free. A quick spray of Windex or any ammonia-based glass cleaner is very effective for the harmless sugar ants that are part of Utah life. If anything arises during your stay, please don't hesitate to reach out.

Hot Tub

  • Please rinse off before getting in.
  • No toys or food in the hot tub. Drinks on the edge are fine.
  • Do not raise the temperature above 102°F.
  • Quiet hours begin at 10:00 PM. You are welcome to enjoy the hot tub past that hour respectfully.
  • The hot tub is professionally balanced and maintained by our onsite caretakers. Please let us know if you notice anything that needs attention.
  • Please report any damages to the host.

DO NOT put pets in the hot tub. There is a $500 fee to drain and refill the hot tub after a pet.
