Located just two blocks from Main Street, Venture Base is designed for travelers who want a convenient home base for exploring Southern Utah's incredible parks, trails, and outdoor adventures.

Welcome to the desert

Occasionally you may encounter local wildlife such as lizards, rabbits, insects, spiders, or other desert critters. This is a normal part of Southern Utah living. Please keep doors closed when not in use and let us know if you experience any issues during your stay.

Plumbing

Our plumbing system appreciates a little extra love. Please remember: 🚽 If it didn't come from you or isn't toilet paper, don't flush it! Please dispose of wipes, paper towels, feminine products, diapers, and other items in the trash to help avoid plumbing issues.

Noise Awareness

Venture Base is a community-style property and some buildings are historic with thinner walls. You may occasionally hear other guests outdoors, normal property activity, or nearby conversations. If you're a light sleeper, we recommend bringing earplugs. Please be respectful of fellow guests during your stay.

From Las Vegas: Take I-15 N toward St. George, continue past St. George and take Exit 16 toward Hurricane, follow UT-9 E toward Mt. Carmel Junction, turn right onto US-89 S toward Kanab, then follow GPS to 170 East 100 North.

From St. George: Take I-15 N toward Hurricane, Exit 16, UT-9 E toward Mt. Carmel Junction, turn right onto US-89 S toward Kanab, then follow GPS to 170 East 100 North.

From Page, Arizona: Take US-89 N toward Kanab, continue until you reach Kanab, then follow GPS to 170 East 100 North.

Parking

Free on-site parking is available. Cars may park near their building or in designated parking areas. Trailers, RVs, campers, and oversized vehicles should use the dirt parking lot whenever possible. Please do not block other guests or access points.

Check-In Time

4:00 PM AKDT, unless otherwise agreed upon. Early check-ins are available on a case-by-case basis with varied fees based on the requested time.

Gaining Access

Each unit at Venture Base has its own unique check-in instructions, access code, and entry location. Your specific check-in details will be sent separately before arrival. Please review your unit's check-in instructions carefully before arriving, as access methods vary by unit.

Heating & Cooling

Each unit is equipped with its own mini-split heating and cooling system. For best performance: keep doors and windows closed while operating the system, allow time for temperature changes to take effect, and use the remote control provided in your unit.

Building One Guests: Building One has separate upstairs and downstairs systems. If one guest runs the upstairs system in HEAT mode while another runs the downstairs in COOL mode, the systems can work against each other. Please reach out if you think the AC is not working so we can troubleshoot.

Laundry

A shared washer and dryer are available for guest use in the main building. Free for guests to use, shared with other units, available on a first-come, first-served basis. Please remove items promptly when finished.

House Rules

1. No Smoking/Vaping: 100% smoke-free property. Any violation results in a $200/day fine for the duration of the stay.

2. Pet Policy: Undisclosed or unauthorized pets incur a $250 fee. Approved pets and ESAs incur a fee listed on the booking. Service Animals stay free. Guests must clean up after their pet; a $25 fee per instance of uncollected waste applies. Guests are responsible for professional cleaning costs for indoor accidents and the full cost of any property damage caused by pets.

3. Early Check-In/Late Check-Out: Requests require 24 hours' notice and are subject to availability. A fee will be charged accordingly. Unauthorized late check-outs will be charged a fee.

4. Cancellation Policy: By booking, guests agree to the cancellation policy detailed on the listing. If a guest cancels and those dates are successfully rebooked, a refund will be issued for the rebooked portion.

5. Consumables: We provide an initial supply of paper goods, soaps, sponges, and detergents. Additional supplies are the guest's responsibility.

6. Lost and Found: Host is not responsible for lost items. Contact guest services via the booking platform. Items can be shipped back for a $20 service fee plus shipping, payable in advance. Items held for 14 days; after that, considered abandoned.

7. Property Condition: Survey the home upon arrival and report any pre-existing damage or cleanliness issues within 4 hours of check-in. After this grace period, the guest accepts the property's condition.

8. Mail & Packages: Contact guest services before shipping items to the property. For stays exceeding 15 days, we may require a separate lease agreement or ask that you use a local post office.

9. Pest Control: Properties are professionally treated. Pest-related medical issues require medical confirmation; we will then dispatch a third-party inspector.

10. Lockouts: For key-access doors, contact guest services for lockbox instructions. For all other lockouts, guests are responsible for hiring a locksmith. If our team is dispatched, a $75 service fee applies.

11. Moving Furniture: Not allowed. A $500 fee applies if cleaners must move furniture to reset the property.

12. Third-Party Bookings: Strictly prohibited. The person who books must be the person staying. Exceptions require prior written approval via the booking platform.

13. Quiet Hours: 10:00 PM to 8:00 AM. Keep all audio and noise levels at a minimum out of respect for neighbors.

14. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter when you leave. Additional charges may apply.

15. Garbage: No garbage or debris left outside unattended. All garbage must be bagged and stowed in the bins on the property. A $50 fee per bin for unbagged garbage.

16. Property Maintenance: Light maintenance may occur during your stay. Regularly scheduled exterior services will proceed without prior notice. For indoor maintenance, we will request your permission before entering.

• Please leave the linens on the beds.
• For used towels, put them in a pile on the bathroom floor.
• If you moved furniture, please move it back!
• If something didn't work during your stay, please let us know.
• Clean any used dishes or start the dishwasher, if applicable.

House Manual

EV Charging

There are two public EV charging stations located in the parking lot directly on the other side of our fence. Our property is visible from the charging station area, making it a quick and convenient option for guests traveling with electric vehicles.

Pet Park

Venture Base is pet friendly and includes a shared pet park area for furry guests to stretch their legs.

Please help us keep the space clean and enjoyable for everyone:

• Pick up after your pet immediately
• Keep pets supervised at all times
• Be respectful of other guests and their pets
• Do not leave pets unattended in the pet park
• Dispose of pet waste in the proper trash bins

Cowboy Pool

Cool off after a day of hiking, exploring, or relaxing in Kanab! Our seasonal cowboy pool is a fun way to beat the desert heat and enjoy the outdoors with family and friends.

Please Note:

• Open seasonally, typically May through October (weather permitting)
• Shared community amenity for all guests
• Please rinse off excess dirt or sand before entering
• No glass containers in or around the pool area
• Children must be supervised at all times
• Please help keep the area clean for the next guests

The cowboy pool is currently unavailable and is expected to reopen by mid-summer as we complete seasonal updates. We appreciate your understanding!

Hot Tub

We have a few rules for guests who opt to use the hot tub that help keep it operable:

• Please rinse off before you get into the hot tub. This will remove dirt and oils and keep the hot tub clean.
• Please do not bring toys or food into the hot tub. You are welcome to place drinks on the edge but be mindful to not spill in the spa.
• Please do not raise the temperature above 102 degrees.
• While quiet hours begin at 10:00 PM, you are welcome to enjoy the hot tub past that hour in a respectful manner.
• The hot tub is professionally balanced and maintained weekly. You may see a vendor stopping by during your stay. Please DO NOT add any chemicals. If there are any issues, please let us know so we can assist you.
• Please report any damages to the host!

** DO NOT put pets in the hot tub. There is a $500 fee to drain and refill the hot tub after a pet. **

The community hot tub is available daily from 8:00 AM to 10:00 PM.

Outdoor Grill

Enjoy our shared outdoor BBQ grill and covered pavilion, perfect for grilling dinner after a day exploring Zion, Bryce Canyon, Peek-A-Boo Slot Canyon, or Kanab's local attractions.

Please help us keep the space enjoyable for everyone:

• Clean the grill after use
• Remove any food, trash, and personal items when finished
• Never leave the grill unattended while in use
• Be respectful of other guests waiting to use shared amenities
• Turn off the grill completely after cooking

The pavilion also features outdoor seating, lounge areas, and nearby community amenities including hammocks, the hot tub, fire pit, and seasonal cowboy pool.

Fire Pit

Gather around the community fire pit after a day of exploring Southern Utah. It's the perfect place to relax, share stories, and enjoy Kanab's beautiful desert evenings.

Please Note:

• Never leave a fire unattended
• Fully extinguish the fire when finished
• Follow any local fire restrictions that may be in effect
• Please clean up after use and be respectful of other guests

Hammocks

Kick back and relax in one of our community hammocks after a day of hiking, sightseeing, or exploring the nearby national parks. It's one of our favorite spots to enjoy a quiet morning, afternoon shade, or a beautiful Southern Utah sunset.

• Hammocks are shared community amenities
• Use at your own risk
• Please be respectful of other guests waiting to use them
• Children should be supervised while using the hammocks

Television

The TVs are equipped with Roku devices. Roku is a software that allows you to enjoy free content, live TV, and music from The Roku Channel, CBS News, iHeartRadio, and more, or securely use your personal login on a variety of streaming apps.

After turning on the TV, Roku will ask you to input your check-out date. You'll then be free to use any of the available apps with your personal logins. On your inputted check-out date, the TV will reset and automatically sign you out of any streaming platforms you may have used.

Blinds & Curtains

Please be careful with the blinds and/or curtains. If you are leaving the cabin for a length of time, it may be best to shut the blinds/curtains to keep the house cool.

Exterior Windows & Doors

To prevent any unwanted issues, please lock all doors and windows when leaving the property. If you go out for the day and will not be returning until dark, you may wish to turn your porch light on for ease of entry upon return.

Garbage & Recycling

A dumpster is available for guest use and is located on the corner of the property near the road. Please place all bagged trash inside the dumpster and do not leave trash outside, as it may attract wildlife and local critters. The dumpster is serviced twice per month.
