House Rules

If any issues are encountered during your stay, please reach out to us as soon as possible! Timely communication is KEY in getting issues resolved.

  1. Smoking/Vaping: No smoking or vaping is allowed on the premises. A $200 per day fee will be assessed for each day of the reservation.
  2. Pet Policy: Pet-friendly properties are marked on the listing. Pets are $10 per pet, per day. ESAs fall under this requirement. Service Animals are permitted at all properties at no extra cost. Unauthorized pets incur a $250 fee. Guests must clean up after their animal ($10 per exterior location if not cleaned up).
  3. Communication: Guest services is available 24/7 on the booking platform. When reaching out, please have ready: the name on the reservation, the property name or address, and the city.
  4. Early Check-In/Late Check-Out: Subject to cleaning team availability. Standard fee is $15 per hour. 24 hours advance notice required. Unauthorized late check-outs incur a $50 fee per hour.
  5. Tours: In-person tours are not available for stays of 1-15 days. For longer stays, reach out for information.
  6. Cancellation: By booking, guests agree to the cancellation policy on the listing. If the original dates are rebooked after a cancellation, a refund will be issued to the original guest.
  7. Occupancy Limits: The maximum number of guests is indicated on the listing. Additional fees may be assessed for guests above the number on the reservation.
  8. Reservation Changes: Submit a Reservation Alteration Request. Guests may be subject to price adjustments. The host reserves the right to deny requests.
  9. Consumables: Paper goods, soaps, sponges, and detergents found at the property upon arrival are all that are included. Additional items are the guest's responsibility.
  10. Lost and Found: Items left behind will be held for 14 days. Items can be shipped for a $20 fee plus materials and shipping. After 14 days, items are considered abandoned.
  11. Acceptance of State of Property: Survey the property upon arrival and report pre-existing damages within 2 hours of check-in. After that, the guest accepts the condition of the property.
  12. Receiving Packages: The host is not responsible for shipped items. For stays over 15 days, a lease agreement or alternate delivery location may be required.
  13. Pests: Professional pest control is required at all properties. If a medical professional confirms a pest-related condition, the host will contact a third-party pest control company to verify and take appropriate action.
  14. Locked Out: For key doors, guest services can instruct on lockbox access. For other doors, guests must call a locksmith at their own cost. If the host's team is dispatched, a $60 fee applies.
  15. Moving Furniture: Not allowed. A $500 fee will be assessed if cleaners have to move furniture.
  16. Name on Reservation: Guests may not book on behalf of someone else without explicit written approval from the host.
  17. Extended Stay Cleaning Fee: For stays over 15 days, an additional fee of 50% of the advertised cleaning fee applies, due 24 hours prior to check-in.
  18. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter. Additional charges may apply.
  19. Garbage: All garbage must be stowed in the bear-proof receptacle on the property. Extra charges may be assessed if not observed.
  20. Doors and Windows: Lock and close all windows and doors upon leaving to avoid wildlife encounters.
  21. Parking: Street parking is not permitted. Note the orange poles and only park between them in the fall and winter.
  22. Cameras: Outdoor security cameras may be in use and are disclosed on the listing. No cameras are located in or pointing to indoor spaces.
  23. Thermostats: Please do not adjust the thermostat below 65 to avoid water line freezing.
  24. Wildlife: Wildlife visitors frequent the area, including bears and moose. Store food/garbage in bear-proof containers and do not approach wildlife. No food or drink to be left outside unattended.
  25. Weapons: No firing of weapons of any kind allowed on property.
  26. Tents: No tents are allowed, per subdivision rules.
  27. Fires: No large bonfires. Only firewood is permitted in the fire pit during non-fire-ban seasons. All fires must be fully extinguished with water after use.
  28. Property Maintenance: Light maintenance may occur during your stay. We will notify you in advance of any indoor work.

Address & Directions

Cell service becomes limited near the property. Please download or screenshot these directions before you leave Highway 20.

We recommend using one of the following addresses:

  • Google Maps: 3627 Bills Loop Rd, Island Park, ID 83429
  • Apple Maps: 3627 Bills Loop S Rd, Island Park, ID 83429

Google Maps and Apple Maps will generally get you to the Bills Island neighborhood. Once you arrive, use the directions below for the final approach.

From Highway 20 (traveling north):

  1. Turn left at Elk Creek Gas Station onto Yale-Kilgore Rd.
  2. Continue approximately 1.9 miles.
  3. Turn left onto the PAVED entrance to Buttermilk Loop Rd. Do NOT turn onto the earlier unpaved/dirt section.
  4. Continue 2.7 miles.
  5. Turn right onto IP Bills Rd / Forest Rd 336 and continue to the gate.

Lockbox #91, Code: 8831. Remove the keycard, tap it on the gate sensor, drive through, and return the keycard to the lockbox. A second keycard is waiting inside the cabin.

Final Directions:

  1. Cross the bridge.
  2. At the fork, stay left onto Bills Loop Rd.
  3. Continue approximately 0.8 miles.
  4. Turn left into the shared driveway.

The cabin is the tan home with the green roof, on the right-hand side. Cell service is limited inside Bills Island. If arriving after dark, drive slowly as the shared driveway can be difficult to spot.

Parking

Vehicles: Up to 4 vehicles can park in the driveway. Please only park on the property. Note the orange and white pole markers. During winter, only the plowed sections are available.

Trailers: In summer, trailers up to 12' in length can fit (backing in required). In winter, NO trailers are permitted.

If additional parking is needed, there is a pullout before the subdivision gates maintained for year-round access. Map pin of its location.

Check-In Time

4:00pm MST, unless otherwise agreed upon. Early Check-Ins are available on a case by case basis with varied fees.

Gaining Access

Your code will be sent 24 hours prior to check-in via message. Below are directions for operating the smart lock:

  • Unlocking Upon Arrival: Enter the code into the smart deadbolt (a black touch screen keypad). Press the unlock symbol. You may need to wake it up first. Tutorial Video (note: the code in the video is not your code).
  • Locking Upon Departure: Make sure the door is fully closed, then tap the padlock button. Check that the lock is fully engaged by trying to open the door.

Heating & Cooling

This cabin is equipped with central heating, cadet heaters, and a fireplace. There is no AC, but the furnace fan can help circulate cool air. Open windows in the evenings and close them in the mornings to use the cool mountain air. The thermostat is on the gallery wall in the living room.

For the fireplace, find the thermostat on the side of the rock surround. DO NOT tamper with the controls inside the bottom panel.

Groceries in Island Park

There are no large chain grocery stores in Island Park. Our recommendations:

Larger grocery stores can be found in Ashton, St. Anthony, and Rexburg (south) and West Yellowstone (north).

Bills Island Reminders

This community is home to full-time residents and other vacationers. Please keep these rules in mind as you enjoy your stay at our cabin:

  • The speed limit for ALL ROADS on the island is 10mph for all motorized vehicles including ATVs, RTVs, UTVs, snow machines, etc.
  • DO NOT take from wood piles around the subdivision, as those are the private supplies of full-time residents.
  • Quiet hours start at 10:00pm. Please be respectful of other residents and guests by keeping noise to a minimum.
  • DO NOT use the Rexburg Boat Club boat launch. See our Boating guide for more information on where you can launch onto the Island Park Reservoir.
  • Keycards are needed to enter the subdivision. If a keycard is lost, a $300 fee per card will be charged to the guest. Please keep the Lockbox Shed card INSIDE the lockbox and DO NOT bring it to the property. There is a second card at the cabin to use during your stay.

DO NOT use the Rexburg Boat Club boat launch.

Feel free to use the community boat ramp to launch onto the Island Park Reservoir. We HIGHLY recommend doing a dry run to find the launch and figure out logistics before bringing your trailer as it is a bit concealed.

Here are written directions for how to find it:

  • Turn right as you exit the driveway and follow the road back towards the entrance until you come to the fork in the road.
  • Stay left, continuing onto Bills Loop N Rd.
  • Drive for about .5 miles and you'll find the launch on your left.

The trailer and truck will have to be driven back to the cabin, as there is no parking at the launch site.

Firewood is NOT supplied for guests, but is available for purchase at most gas stations, convenience stores, or grocery stores in the area. Please check for any current fire bans or restrictions that are in place on the Idaho Department of Lands website.

In accordance with the Open Burning Ordinance set by Fremont County:

  • All fires must be attended at all times.
  • No large bonfires are permitted.
  • Only firewood is permitted in fires. No pallets, plywood, garbage, or other debris are to be burned.
  • All fires must be FULLY extinguished with water after use.
  • If food is cooked over the fire, be sure to dispose of any remnants in a bear-proof garbage can to prevent unwanted contact with wildlife.

The grill is available for guest use free of charge. Guests are responsible for cleaning and maintaining the grill after use, as well as cleaning and putting back all tools used. If the cleaners find that the grill or tools were not cleaned prior to departure, an additional cleaning fee may be charged to the guest.

Hot Tub icon

Hot Tub

We have a few rules for guests who opt to use the hot tub that help keep it operable:

  • DO NOT use glass cups or bottles in or around the hot tub.
  • Please rinse out suits thoroughly before getting into the hot tub. The phosphates in laundry soap mess with the pH balance of the hot tub and can cause growth.
  • The hot tub is professionally balanced and maintained weekly. You may see a vendor stopping by during your stay.
  • Please report any damages to the host!

There are several smart TVs throughout the property that allow you to sign in to your personal streaming services. Just make sure to sign out before you leave!

Please be careful with the blinds and/or curtains. If you are leaving the house for a length of time, it may be best to shut the blinds/curtains to keep the house cool.

To prevent any unwanted issues, please lock all doors and windows when leaving the property. If you go out for the day and will not be returning until dark, you may wish to turn your porch light on for ease of entry upon return.

Due to the abundance of wildlife in the area, Island Park has a few rules when it comes to garbage disposal:

  • Bear-proof garbage cans can be found on the premise. Leave them in the same location so that they can be easily accessed by waste crews.
  • Please bag all garbage, do NOT put loose garbage in the cans.
  • All garbage MUST fit inside the bear-proof cans to avoid unwanted interactions with wildlife. If not adhered to, additional charges may be imposed. (The county will fine us for not observing their requirements and that fee will be charged to you.)
  • If garbage does not fit in the cans on the property at the time of check-out, additional garbage must be taken to the Island Park Landfill.
