House Rules

If any issues are encountered during your stay, please reach out to us as soon as possible! Timely communication is KEY in getting issues resolved.

1. Smoking/Vaping: No smoking or vaping is allowed on the premises. A $200 per day fee will be assessed for each day of the reservation.
2. Pet Policy: Pet-friendly properties are marked on the listing. Pets are $10 per pet, per day. ESAs fall under this requirement. Service Animals are permitted at all properties at no extra cost. Unauthorized pets incur a $250 fee. Guests must clean up after their animal ($10 per exterior location if not cleaned up).
3. Communication: Guest services is available 24/7 on the booking platform. When reaching out, please have ready: the name on the reservation, the property name or address, and the city.
4. Early Check-In/Late Check-Out: Subject to cleaning team availability. Standard fee is $15 per hour. 24 hours advance notice required. Unauthorized late check-outs incur a $50 fee per hour.
5. Tours: In-person tours are not available for stays of 1-15 days. For longer stays, reach out for information.
6. Cancellation: By booking, guests agree to the cancellation policy on the listing. If the original dates are rebooked after a cancellation, a refund will be issued to the original guest.
7. Occupancy Limits: The maximum number of guests is indicated on the listing. Additional fees may be assessed for guests above the number on the reservation.
8. Reservation Changes: Submit a Reservation Alteration Request. Guests may be subject to price adjustments. The host reserves the right to deny requests.
9. Consumables: Paper goods, soaps, sponges, and detergents found at the property upon arrival are all that are included. Additional items are the guest's responsibility.
10. Lost and Found: Items left behind will be held for 14 days. Items can be shipped for a $20 fee plus materials and shipping. After 14 days, items are considered abandoned.
11. Acceptance of State of Property: Survey the property upon arrival and report pre-existing damages within 2 hours of check-in. After that, the guest accepts the condition of the property.
12. Receiving Packages: The host is not responsible for shipped items. For stays over 15 days, a lease agreement or alternate delivery location may be required.
13. Pests: Professional pest control is required at all properties. If a medical professional confirms a pest-related condition, the host will contact a third-party pest control company to verify and take appropriate action.
14. Locked Out: For key doors, guest services can instruct on lockbox access. For other doors, guests must call a locksmith at their own cost. If the host's team is dispatched, a $60 fee applies.
15. Moving Furniture: Not allowed. A $500 fee will be assessed if cleaners have to move furniture.
16. Name on Reservation: Guests may not book on behalf of someone else without explicit written approval from the host.
17. Extended Stay Cleaning Fee: For stays over 15 days, an additional fee of 50% of the advertised cleaning fee applies, due 24 hours prior to check-in.
18. Quiet Hours: 10:00 PM to sunrise. Keep all audio and noise at a minimum out of respect for surrounding residents.
19. Missing/Broken Items: Report to the host. Leave broken items on the kitchen counter. Additional charges may apply.
20. Garbage: All garbage must be bagged and stowed in the bins on the property. A $30 fee per bin will be assessed for unbagged garbage.
21. Doors and Windows: Lock and close all windows and doors upon leaving.
22. Parking: Street parking is only permitted where signage indicates.
23. Cameras: Outdoor security cameras may be in use and are disclosed on the listing. No cameras are located in or pointing to indoor spaces.
24. Property Maintenance: Light maintenance may occur during your stay. We will notify you in advance of any indoor work.

Parking

• Garage/driveway is available for parking.
• Do not park or block the lower tenant's parking spaces next to the back porch/basement entrance.
• Please refer to the parking diagram below for more detailed instructions.

Check-In Time

4:00pm MST, unless otherwise agreed upon. Early Check-Ins are available on a case by case basis with varied fees.

Gaining Access

Your code will be sent 24 hours prior to check-in via message. You will be entering through the front door with the code given to you. Here's a tutorial on the front door lock.

Heating & Cooling

Heating and cooling can be controlled via two thermostats: one on the top floor and one on the middle floor in the living room.

Check-Out Instructions

While we do not require our guests to do any chores, these items would be helpful for our cleaners if you have time:

• Leave all used beds unmade and leave the linens on the beds.
• For used towels, please put them in a pile on the floor of the bathroom.
• If you moved furniture, PLEASE move it back!
• If something didn't work during your stay, please let us know.

If you have extra time, these things help our cleaning team but are not required:

• Start a load of used towels.
• Clean any used dishes or start the dishwasher.

House Manual

Blinds & Curtains

Please be careful with the blinds and/or curtains. If leaving the house for a length of time, it may be best to shut them to keep the house cool.

Exterior Windows & Doors

Please lock all doors and windows when leaving the property. If you go out for the day and won't be returning until dark, turn your porch light on for ease of entry.

Game Night

Help yourself to our game collection! Just make sure all pieces end up back in their box.

Garbage & Recycling

Garbage and recycling bins can be found in front of the garage. All garbage must be bagged and curbside Monday before 7 AM.

Pick-Up Day: Monday. If receptacles are full upon arrival, please notify us.

Fireplace

There is a remote to operate it. Simply press it and set it to the settings you are comfortable with. For a more detailed tutorial, watch this video.

Tipping

Most services in the US should be tipped. Restaurants may automatically add gratuity, so always double check before tipping.

• Waiter/Waitress: 15%-20% of the total bill
• Taxi Service: 10% of the total fare
• Valet Service: 10% of the total cost
• Cleaning Service: Any amount is welcome and appreciated
